Job Description POSITION OVERVIEW The Associate will be part of CBRE---s premier Southeast Multifamily team comprising nearly 30 individuals staffed across Raleigh-Durham, Charlotte, Charleston, and Atlanta. This position will have the opportunity to work with, and learn from, industry leaders while participating in high-profile existing multifamily, land/development, and mixed-use transactions thru all aspects of the sales process from business origination to closing. The candidate, based in Raleigh, will primarily work in close coordination with both the Raleigh and Charlotte offices. Among other attributes, a successful candidate must be articulate, very detail-oriented and take extreme ownership of work product while maintaining timelines and integrity of information utilized in assignments. The candidate will also demonstrate the potential to advance into a future production (commission-based) role and be a true team player. ESSENTIAL JOB FUNCTIONS Primarily support Investment Sales Professionals with proposals, presentations, financial valuation, marketing materials, and tours for assigned listings. Operate financial/valuation models in Excel and provide in---depth property analysis utilizing financial statements, rent rolls and other industry reports. Write and prepare compelling marketing materials and client presentations in coordination with Marketing and Investment Sales Professionals. Participate in client presentations. Serve an integral role in executing multifamily brokerage listings including property tours and investor calls/follow-up. Assist with the coordination of underwriting materials and due diligence requests from prospective buyers. Provide timely dissemination of client related requests (e.g., market reports, sales comps). Conduct ad hoc studies for Investment Sales Professionals upon request (e.g., analyzing real estate trends and drawing conclusions from aggregator research). Other duties as assigned. WINNING BEHAVIORS, COMPETENCIES, AND SKILLS Intermediate to advanced skills with Microsoft Office Suite including Excel, Word, and PowerPoint. Highly organized work practices and effective time management skills. Interpersonal skills including ability to influence teammates (across offices) and clients. Highly developed verbal and written communication skills to interact effectively and professionally with a wide variety of internal and external parties. Professional writing capability with a very strong business vocabulary, and ability to create a narrative that best positions an asset for Marketing and Sales. Strong analytical skills with close attention to detail while appreciating the bigger picture and key deal/proposal points. Ability to innovate improvements to financial models, client presentations and other team processes, aiming to continually improve efficiency and work quality. Ability to work with large complex data sets. Ability to balance multiple projects while consistently meeting client deadlines. Ability to work hard in a transaction-oriented, team environment and take ownership of project outcomes. EDUCATION, WORK EXPERIENCE, AND INDUSTRY KNOWLEDGE Associates or Bachelor---s degree in Finance, Business or related field or a combination of education and relevant experience preferred. Minimum 3 years of experience and/or related training preferred. Commercial real estate valuation, underwriting, financial analysis, and transaction experience preferred. Multifamily asset class exposure and work history with a multifamily developer, principal, or intermediary services firm preferred. Active North Caroline Real Estate license preferred but otherwise required in first year. WORKING CONDITIONS Prolonged periods of sitting at a desk and working on a computer. Provide personal transportation for meetings, client showings, and job visits outside the office. This job description is not intended to be all-inclusive.
