Job DescriptionThis position is responsible for coordinating the effective execution of all maintenance and operations support activities for a small to medium sized maintenance contract and/or small capital project.This position supervises maintenance entry level personnel and/or maintenance supervisors.---Contribute to project effectiveness by assisting with the interpretation of engineering drawings, work orders, specifications and manufacturer's technical data materials; also assist or perform diagnostics of equipment failures and recommend solutions to solving equipment reliability problems---Improve service results by developing and implementing work process improvements in assigned area of responsibility---Maintain workflow by approving completed work orders and storing requisitions for materials---Make sure work is carried out in an efficient manner by coordinating daily work schedules with the customer's operations, including personnel deployment, materials coordination and information availability---As directed, fulfill contract and Operating System Requirements (OSR)/Operating System Implementation Plan (OSIP) requirements by ensuring that the duties and responsibilities of the project contract are clearly defined, documented and followed by the Fluor team---Maintain staff by supervising and motivating craft workers with skills focused in the installation, repair, preventive and predictive maintenance, removal, operation, or adjustment of equipment or components in accordance with project procedure requirements and specifications---Other duties as assignedBasic Job Requirements---Accredited four (4) year degree or global equivalent in applicable field of study and four (4) years of work-related experience or a combination of education and directly related experience equal to eight (8) years if non-degreed; some locations may have additional or different qualifications in order to comply with local requirements---Ability to communicate effectively with audiences that include but are not limited to management, coworkers, clients, vendors, contractors, and visitors---Job related technical knowledge necessary to complete the job ---Ability to learn and apply knowledge of applicable local, state/province, and federal/national statutes and guidelines ---Ability to attend to detail and work in a time-conscious and time-effective manner---Must have North Carolina State Electrical License (Unlimited Contractor) ---Additionally, will be involved in the electrical construction permitting process including acquiring permits and inspections with the Authorities Having Jurisdiction---5-10 years industrial electrical experienceOther Job Requirements---Participate in project planning and estimating---Perform Job Risk Analysis (JRA) for out of norm work scopes---Ensure a contract summary is made available to, read, and understood by appropriate members of the site team---Develop Key Result Areas (KRAs) in line with client, contract and operating company needs together with measurable performance indicators---Establish, implement, and maintain Plans for mobilization, Site Procedures Manual (SPM)---Develop estimates and written planning activities for electrical scopes and sequences the activities during schedule development---Maintain effective schedule and cost control within assigned field functions of the project and ensures adherence to these practices---Perform work in conformance with plans, specifications, schedules, and cost control estimates---Control change/scope creep, ensuring that all scope changes are quickly and properly documented, and that change orders are approved prior to the performance of work---Ensure that staff complete activities and work orders as scheduled each month---Establish and ensure efficient utilization of staff---Provide on-the-job and other formal training to staff in areas of specialization---Provide data and reports as required, including formal studies and evaluations, planning work, preparing schematics and other various administrative functions such as status reports, equipment evaluations or scope of work for outside contractors---Review and assess scope of authorized work and continually monitors job progress against plan---Monitor work order(WO) implementation to ensure compliance with procedures---Perform an audit function regularly to ensure Fluor standards of workmanship are being met---Review project status reports and directs the resolution of operational and maintenance problems to ensure minimum costs and prevent operational delays---Use the Computerized Maintenance Management system (CMMS) to track all maintenance work, labor hours, work orders, etc.---Perform administrative activities associated with the effective management of operations, including compiling, storing, and retrieving production data for reports---Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems---Improve service results by developing and implementing work process improvements in assigned area of responsibilityPreferred Qualifications---Typically degreed, preferably in engineering or business field of study with minimum four (4) years of O office or site experience---Comprehensive understanding of facility management, including plant operations, maintenance, engineering, janitorial services, safety, grounds, and related services---Ability to delegate tasks---Recommend a minimum of four (4) years of project and/or site management experience---Project experience
